House Washing

COST:

Prices start at $100 for small houses and trailers. A typical mid-size house of between 1800-3000sq.ft. will usually estimate at $125-150. Gutter cleaning is usually recommended prior to service for best results (see home page for referrals). Dark stains on the outside surface of gutters are usually from shingle tar ('Tiger Striping'), and do not come off with pressure washing. Call for a referral to companies that offer gutter scrubbing.

ABOUT THE SERVICE:

Standard service includes cleaning of front porch & steps, but not sidewalks or driveways or natural wood decks (separate estimates are required for these).  I use low pressure for all vinyl and painted surfaces. High pressure is for cement or cleaning/stripping decks. My chemicals are environmentally friendly and will not harm grass, shrubs, or flowers.  They are designed to remove dirt, mildew, and green algae, but stains such as rust, oil, clay, deck sealant, and dirty caulk marks do not come off with power washing.  House washing takes about 1-3 hours.  Payment is by cash or personal check.  If you will not be home, an envelope will be left in the door for mailing payment.  I welcome this method unless there are issues requiring your presence such as animals, locked fences, etc. 

 

CUSTOMER PREPARATION:

 All personal items and small breakable items such as wind chimes and other 'art work' should be taken indoors prior to service. I will work around large objects such as grills and furniture.  Ground floor window screens can be removed (usually from the inside) for optimal cleaning of sills. If service is to be done while home owner is absent and the windows are the old style ones with wooden frames, care should be taken to lay out towels on the ground floor window sills as water may seep under this type of window.   Lay them at the base of poorly sealed entry doors as well. Older sliding glass doors are notorious for leaking!

Questions to Answer for an Email Estimate:

'Cut n paste' these questions to your email composer and answer them to the best of your understanding.  I will give you a call (or you can call me) if the more info is needed.

Also tell me what part of town you live in (or nearest major intersection) and give me the basic time frame you are looking at to complete this work.

1 - When was the last time you had your house washed? 

2 - What is your basic interior square footage (apart from and/or including garage)?  Including the attic, how many floors are there?  Do you have dormer windows in the attic?  Is there an attached garage with a second level?

3 - Is there a drop off slope in the back or side of the house? 

4 - Is there landscaping/pruning that needs to be done prior to this in order to clean hidden areas? 

5 - Do you want the gutters cleaned out first to prevent debris from soiling the cleaned siding? (See home page referral list for this service)

6 - Do you have a latex painted front porch ?  Latex painted deck?

7 - Do you have natural wood that you want power washed prior to re-staining? (This requires an on-site (free) visit for a quality estimate)

8 - Is there an issue with needing to be home due to animals or locked fences?

(I welcome customers who want the work done without having to be home by leaving an envelope for payment upon completion of the work)

9 - Have you read the "Customer Preparation" material on the "House Washing" page? This deals with screens, water entry consideration, stain removal, etc.
